Retrofitting of an apartment building, GSA-Social Housing Company, St Marien (AT)

 

In 2011, the owners of this 22 apartment building (built in 1980) decided to undertake an ambitious thermal renovation of their 2,000 m³ building.

16 cm of insulation were added to the building’s facade and all window were replaced. The flat roof’s total 32 cm of insulation and the adding of 10 cm of insulation to the ground floor (onnected the first floor to the underground garage and cellar) helped to gratly improve the building’s energy balance.

An energy performance indicator (HWB) of 31kWh/m²a was achieved.

The old oïl heating system was replaced with a central pellet-heating system and a 70m² solar thermal system with 5,000 litre buffer storage were installed to support the building’s heating needs.

By reducing the building’s heating energy needs, the thermaal refurbishment of the buildingshell has resulte in a decrease of the résidents heating costs of up to 60% (by an average of approx. 58€ per apartment). Due to the extensiveness of the renovation and the installation of the elevator, the owners weregranted a subsidy of 40%. The total investment retrofitting project amounted to 740,000 € (net including installation of the elevator and asphalting work). 100,000 € of this was invested for the êllet  heating, solar thermal and buffer storage systems.
